The Loudest Ballerina & Cinderella

Come join us for a light-hearted evening of dance! The Loudest Ballerina – an original ballet musical composed and directed by Charity Chapman, tells the inside story behind a day in the life at FRCBA. Taste of Fort Collins 2023

Four elements impacting the availability of housing

If you have been preparing to purchase a home in recent years, you are likely familiar with the severe shortage of available housing, which can present a significant challenge.

The scarcity of homes has resulted in an increase in home prices, competition among buyers, and, in many markets, bidding wars. However, what caused this shortage in the first place, and why has it persisted in recent years? Here is what you should know.

1. The slow pace of housing construction is one of the primary causes of the shortage. Builders have scaled back their operations since the 2008 housing crash. Additionally, there have been supply chain issues, rising lumber and material costs, and a shortage of contractors, all of which have made it more difficult to build new homes to increase the supply.

2. Homeowners choosing not to move is another factor contributing to the shortage. At present, mortgage rates are higher than they were during the peak of the pandemic. As a result, it does not always make financial sense for homeowners to find a new home, especially those who secured low-interest rates of 2% or 3% in recent years. Many older homeowners are also choosing to age in place, reducing the number of existing homes available for purchase.

3. High demand is another issue that is exacerbating the housing shortage. While demand has slowed somewhat due to higher mortgage rates, it still outpaces supply. Much of the demand comes from millennials who are now at the prime age for homebuying.

4. Furthermore, Institutional Investors are purchasing properties, which they intend to rent out, removing them from the market for sale. At one point last year, institutional investors accounted for almost 7% of all home sales.

Why get a home inspection as a seller?

Home inspections are a vital part of the home buying process, shedding light on a property’s condition and whether it needs repairs.

But buyers aren’t the only ones who can benefit from inspections: Sellers can learn a lot from them, too — particularly before listing a property.

Are you considering listing your home for sale? Here are some reasons you should do a pre-listing inspection.

The inspector can bring to light issues you need to repair.
Home inspectors are thorough. They look at the home from top to bottom, including appliances and fixtures. It sounds scary, but it’s actually a good thing for sellers, as it can reveal things potential buyers might find when touring or inspecting your home. Instead, you can repair those issues and get the property in its best possible condition before opening it up for showings.

The home can be priced more accurately after an inspection.
An inspector can help you better understand the condition of your home, as well as all the systems within it. Armed with this knowledge, we can work together to more accurately set pricing for your home and establish expectations for sales speed and marketability.

It could keep the buyer’s inspection from derailing your sale.
A buyer’s home inspection can derail a sale. If the inspection reveals an unknown issue, it can force you to make repairs or reduce your price — and, in some cases, the buyer might even pull out entirely. A pre-listing inspection lessens this chance, giving you time to assess your home’s condition and make repairs before a buyer’s inspector sets foot on the property.

Just keep in mind: If you do get an inspection, you’ll need to disclose any issues found to future buyers.

Running For Hope

Weld Your Mettle Ultra Marathon

Heavy 50K (32 miles) An out and back course along the Poudre River Trail, starting at CR13, running the paved trail to Island Grove Park in Greeley where you’ll turn around and finish at Frank State Wildlife Trailhead. But home insurance isn’t necessarily a one-and-done deal. You’ll want to reevaluate your policy regularly over the course of your time in the home. This is especially important if you renovate and when home prices or building material costs rise in your area.

Here are a few lesser-known times when you might want to reassess your policy.

  • You got a dog. Getting a dog means added liability, particularly with certain breeds, so you’ll want to speak with your insurance agent if you purchase or adopt one. An adjustment can protect you if your new pet damages a neighbor’s property or injures someone at your house.
  • You’re starting a business. If you plan to operate a business out of your home, you’ll want to increase your coverage to protect your business and any related equipment. You may also want to purchase separate business liability insurance.
  • You have new valuables. Did you get an original artwork at auction? Are you inheriting a classic car from your grandfather? You’ll need to update your insurance policy to cover any assets like these at home.
  • You’ve added some form of home security. Taking steps to make your home safer and less prone to damage can qualify you for an insurance discount. Let your insurer know if you install an alarm system or automatic water shut-off device.

What elements make up your credit score?

When you buy a home, your credit score plays an essential role: It can impact what loans you’re eligible for and the interest rate you get (which will affect your monthly payment costs).

But what determines your score? The exact elements depend on which scoring method you’re looking at, and lenders often use FICO.

Generally speaking, credit scores range from 300 to 850 and are influenced by the following five factors:

  1. Payment History: Paying credit card dues and other monthly bills on time can help increase your credit score. It can hurt your score to be consistently late on payments or overdue on some accounts. This is usually the biggest chunk of your overall score (about 35%).
  2. Credit Mix: Having a mix of credit types — auto loans, credit cards, mortgages — shows you have a wide range of experience managing debt. Only having one type of debt (or no debts) doesn’t necessarily reflect as well. Typically, this is roughly 10% of your credit score.
  3. Credit Utilization: Your credit utilization rate is how much of your credit lines you’re currently using. Keeping your balances under 30% of credit limits will help your score the most. And this is likely the second most important number, at about 30% of your credit score.
  4. New Credit: If you apply for a new credit account, it can decrease your score temporarily. It’s best to avoid opening multiple new credit lines at once. Expect this to make up about 10% of your score.
  5. Length of Credit: The longer you’ve had your credit cards and other accounts, the more it helps your credit score. This is why you shouldn’t close a credit account just because you aren’t using it. And this factor is about 15% of your credit score.

The owner grew up in a bakery in Brittany, France the nest of crepes and galettes. After owning his dad’s bakery for a few years, Jean Claude came to the U.S. and found his home for 17 years in Key West, Florida where he owned “Croissants de France”, a business cherished by locals and tourists.
