When you fall in love with a home, it’s easy to get swept up in the excitement. But I want you to feel protected and confident, too. That’s where earnest money and contingencies come in—they’re like your safety nets, keeping your interests secure as we move forward.

Earnest Money: Showing You’re Serious
When you make an offer on a home, you’ll include earnest money—a deposit that tells the seller, “I’m committed to buying this home.” Don’t worry: this money doesn’t just disappear! It’s held in an escrow account and applied toward your purchase if everything goes smoothly. And if the deal doesn’t work out because of agreed-upon contingencies, you can get it back.

Contingencies: Protecting Your Peace of Mind
Contingencies are special conditions in your offer that give you a way out if something important doesn’t go as planned—so you can walk away with your earnest money safe. Let’s look at the ones I recommend most often for buyers:

🔹 Appraisal Contingency
Ensures the home’s value matches what you’ve agreed to pay. If the appraisal comes in low, you can renegotiate or step back.

🔹 Financing Contingency
Gives you time to finalize your mortgage. If you can’t get the loan you need, this contingency lets you cancel without losing your deposit.

🔹 Home Sale Contingency
If you need to sell your current home first, this contingency buys you time to do that. (Heads up: many sellers prefer offers without this one today, but it can still be helpful in the right situation.)

🔹 Inspection Contingency
Allows a professional inspection of the home. If repairs are needed, we can negotiate with the seller—or if the issues are too big, you can walk away.

🔹 Title Contingency
Protects you if the title search reveals problems, like unpaid debts attached to the home or disputes over ownership. If these can’t be resolved, you have the right to cancel.
